Please Read Carefully – By signing this document, you will authorize Sherman Associates to process your application through a third‐party screening agency. All applicants are subject to approval through a third‐party applicant screening agency. RealPage was contracted to provide the screening services for Sherman Associates. Approvals of all applicants are based on an empirical system that incorporates various credit factors along with other non‐statistical factors to determine overall applicant qualification status. The primary criterion used to determine rental decisions is a statistically based score (RealPage LeasingDesk Score). It is a cumulative analysis from several statistical indicators that calculates an applicant’s overall credit score and then rates the applicant from 0 to 1000, with a high number indication a lower financial risk. Some indicators used may derive from income relationships, including rent‐to‐income and debt‐to-income rations based on calculations determined from the application and the applicant’s credit record. Other indicators may consider credit worthiness as determined by national credit score other proprietary credit calculations more specific to the apartment industry. In addition to the RealPage LeasingDesk Score, other factors may impact the overall rental decision of an applicant including criminal background check, rental and eviction histories, check‐writing histories, as well as other indicators. When these non‐statistical factors are combined with the Real Page Leasing Desk Score, an overall qualification for rental result is determined. The following qualification standards apply to ALL Applicants: Applications for apartment homes are accepted on a first come, first served basis and subject to the availability of apartment type requested. Rental rates are subject to change without notice. AGE: Applicant must be of legal contractual age as designated by the state. A government issued photo ID must be must be presented by all applicants and is required to tour an apartment home or model. Applicants from foreign countries who have no social security number or citizenship must have proper and current US Visa, I‐9 documentation, and meet other criteria for consideration. An Application for Occupancy must be completed and maintained for each legal adult prospective resident who will be living in the apartment and/or contributing to the payment of rent. Any false information will constitute grounds for rejection of the application. INCOME AND EMPLOYMENT: Applicants must provide proof of current employment. Wages and length of employment must be verified in writing by either supervisory personnel or by the Human Resources Department at the Applicant’s current and past employers. Total monthly household gross income must be at least two-and-a-half (2 1/2) times the amount of the monthly apartment rent. Please note that for properties designated as Senior Housing, the gross monthly income requirement is adjusted to one and half (1 ½) times the amount of the monthly apartment rent. If an applicant owes back child support they may be denied. RENTAL HISTORY: ANY NEGATIVE RENTAL HISTORY MAY BE GROUNDS FOR APPLICATION DENIAL. Negative rental history is described as including, but not limited to any of the following: Any breach of any lease agreement unless documentation of proven negligence on the part of the Management and/or Owner(s) of the property is provided. Breach of lease is defined as any monetary or non‐monetary violation of the lease agreement, and any evictions and/or judgments for rental payments and/or damages. Any evictions or unlawful detainer actions in the past 3 years of rental will result in denial. Rental history will not be obtained for applicants working with social services agency applying for long‐term homeless designated units. CREDIT HISTORY: The Beacon Score will be used as a tool for qualification. This community requires a score of 600 or higher for approval of your application. Student Loans, Medical Debts and number of inquiries will not be determining factors. No credit history will be considered good credit and will not be a disqualifying factor. Addresses listed on the application must match the corresponding credit report. Credit history will not be obtained for applicants working with social services agency applying for long‐term homeless designated units. JUDGEMENTS & COLLECTIONS: If an applicant owes a previous landlord, the application will be denied unless proof of payment is provided. If utility bills are in collection status, the applicant must present proof of payment or the application will be denied. If an applicant owes back child support they may be denied. If the total amount owing in collections exceeds $5,000, additional deposit will be required. BANKRUPTCY WILL BE CONSIDERED BASED ON THE DATE FILED: Less than 6 months‐ 3 month’s rent and a letter of discharge must be provided. 6 months‐ 2 years‐ 1st and last month’s rent and a letter of discharge must be provided. Over 2 years‐ the applicant’s credit will be considered in good standing as long as the report indicates good credit history since the date of the bankruptcy. More than one bankruptcy/foreclosure will be denied. CRIMINAL BACKGROUND SEARCH: The record must indicate a plea of guilty, or a conviction to be considered a violation. Dismissed cases will not be considered. Any open cases are considered a violation for purposes of determining whether or not to accept an applicant. CRIMINAL OFFENSES WITH NO TIME LIMITATIONS: A history of criminal activity (resulting in a felony charge or conviction) involving crimes of physical violence to person(s) or property, or a record of other criminal acts which would adversely affect the health, safety or welfare of other residents; (i.e. arson, rape, child molestation, a registered sex offender, aggravated assault, domestic violence, murder, grand theft, burglary of 1st or 2nd degree, robbery, drug distribution, drug trafficking, manslaughter, human trafficking, pimping, prostitution, etc.) OCCURRED WITHIN THE PAST 5 YEARS: A record of three or more offenses of driving under the influence or reckless driving. A record of habitual offenses. Habitual will be considered anyone with three or more convictions (with the exception of traffic violations not referenced above) occurring on separate occasions. Any misdemeanor or gross misdemeanor involving crimes of physical violence to person(s) or property, or a record of other criminal acts which would adversely affect the health, safety or welfare of other residents. NUMBER OF OCCUPANTS PERMITTED IN AN APARTMENT: The maximum number of occupants for any studio apartment shall be one (1) person. The maximum number of occupants for any one‐bedroom apartment shall be two (2) persons. The maximum number of occupants for any two‐bedroom apartment shall be four (4) persons. The maximum number of occupants for any three‐ bedroom apartment shall be six (6) persons. In the event that any minimum requirement contained within this document is in conflict with any Local, State or Federal rule or law, the appropriate Local, State or Federal rule or law will prevail. SMOKE‐FREE HOUSING: All properties built in 2012 or after are smoke‐free communities. There is no smoking allowed in the units, common areas or within the property limits. Many of our older communities are also moving towards smoke‐free housing. If the community you are applying for is smoke‐free, you will also be required to sign an addendum acknowledging that you were made aware of this at the time of application.
